Professorville and the older grid near downtown reward a light hand. Windows, porch lines, and the street face are part of the review, not just the floor plan. A second story that ignores the house next door will stall.

Old Palo Alto and Crescent Park are where we see whole-home remodels and new custom houses. Lot size helps, but protected trees and individual review still set the calendar.

Midtown, Greenmeadow, Charleston Gardens, and parts of Barron Park include Eichler tracts. Those houses are post-and-beam, with low roofs and, often, radiant tubing in the slab. College Terrace lots are smaller, so an addition is a setback puzzle as much as a design.

What we run into

Eichlers, slabs, and review time

Cutting an Eichler beam to open a wall is how those houses get ruined. We trace the structure first. Atrium roofs, tongue-and-groove ceilings, and the original glass are kept when the owner wants the house to still read as an Eichler.

Radiant slabs make a casual plumbing move expensive. Moving a kitchen sink can mean the slab, not just the cabinet. We say that before you fall in love with a new island location.

Palo Alto tree protection and individual review add weeks or months that a simple over-the-counter remodel in another city would not. The schedule we give you includes that wait. Construction itself should not be the surprise.
